·         If you hire me to list your home on the Multiple Listing Service (MLS), I can ensure the more than one thousand other agents in town will know to show your house to their interested buyers (imagine each agent has anywhere from 1-5 buyers each month).  The MLS works like a mall; it brings together buyers and properties in one place.  Just like most people shop at a mall, most people shop with an agent to help them find the right house.

·         While hiring a real estate agent is the #1 way to get a home sold, internet exposure is the #2 way to sell a home.  I list my clients’ homes on 300 plus websites to include the biggest ones in the country: Trulia.com, Realtor.com, Zillow.com, and Homes.com (and others like MilitaryByOwner.com).  About 90% of buyers use the internet now to find homes, and I put virtual tours movies online for them to view properties for sale.  Additionally, our company does monthly print color ads in local magazines and newspapers.  I also do mailings of postcards with my client’s homes featured in them.

2. I understand how to complete the many contracts, forms and disclosure statements required in a real estate transaction.
Consider all the dozens of forms needed to complete a transaction—lead paint disclosure statement, property condition disclosure statement, purchase contract, legal description of the property, contingency clause addendum, etc.—this may be on reason to list with me. I have experience in helping buyers locate a lender and select between fixed, adjustable, or balloon mortgages. I are also experienced in prequalifying buyers so that they will not make an offer on a home they cannot afford.

Balancing offers and counteroffers, as well as handling many of the contingencies that usually accompany real estate transactions, can be frustrating or frightening for FSBOs.  I can be the poker face negotiator to get you the best possible deal in the least amount of time.

Many FSBOs think that once the purchase agreement is signed, your work is over. But this is often just the beginning of the sales transaction. Tasks that must be completed before closing include various home inspections, termite inspection, title insurance, building permits for improvements, appraisals, renegotiations for due diligence, and much more.
